80 New Bond Street London
PROJECT HIGHLIGHTS
Formerly known as Burlian House, the re-modelling and refurbishment of 80 New Bond Street – in the heart of London’s Mayfair – to provide a contemporary mixed – use retail and office building was completed in 2024.
The building underwent structural alterations as well as a complete renovation of internal steelwork and the addition of a pre-cast concrete lift core.

PROBLEM AND SOLUTION
The existing basement areas had previously been used as both retail storage and display space which had latterly become unusable due to damp and water ingress issues.
The design of the new waterproofing system to turn both the unusable AND newly created basement spaces in to a grade 3 (habitable space) environment culminated in the use of Wykamol’s CM2O, а Type C, cavity drain waterproofing system.
These types of system manage the water penetration through the external shell of the (below ground) structure by collecting the water into drainage channels and sumps created inside the building. Prior to laying the Wykamol membrane on top of the existing reinforced concrete floor slabs, a lightweight TLA (thermal lightweight aggregate) screed had to be laid by Gunite Waterproofing as part of our overall package of works.
The screed varied in thickness across the entire basement floor area with thicknesses ranging from 50mm thick to in excess of 200mm thick due to differences in levels and slab transitions.
The waterproofing works to circa 800m’ of floors and in excess of 600mª to walls were carried out across several phases that commenced in mid-2022 and completed in late 2024. The waterproofing system also has 6 no. pump stations incorporated within that have full battery back up and alarms in the event of overfilling as part of the ongoing water management process.
OUTCOME
The basement areas now combine usable retail AND commercial office space to Grade 3 (habitable) standard complying with BS8102:2022.
