PROJECT HIGHLIGHTS
These works related to multiple properties owned by TfL (Transport for London) along the frontages of both London’s Baker Street and Marylebone Road. Directly opposite the fictional home of Sherlock Holmes (222 Baker Street), Gunite Waterproofing carried out both podium (pavement) re-waterproofing and below-ground internal re-waterproofing.
PROBLEM AND SOLUTION
Existing redundant retail basement spaces were suffering damp & water ingress through existing brick & concrete retaining walls. Furthermore, with a number. of the basement areas partially directly underneath pavement lights, water was seeping in from above through failed waterproofing measures previously applied.
Additionally, there was water seeping up through the original construction daywork joints of the old existing floors.
Internally, following removal of existing finishes from walls and floors, surface preparation by grit blasting was carried out to provide a suitable surface for the application of the Sika®-1 waterproof render. The layout of the below-ground areas comprises multiple rooms so there was a lot of complex detailing at wall / floor junctions as well as daywork and movement joints requiring Sika’s Combiflex Hypalon joint overbanding system.
Externally, the pavement areas had to excavated to enable the application and re-detailing of the waterproofing system comprising Sikalastic 8800.
The excavation works to the pavement areas externally meant there having to be a range of pedestrian safety and traffic management measures put in place during the works to protect both on-site workers and the general
OUTCOME
With approximately 750m2 of Sika®-1 waterproof render applied internally – along with approx. 1000 LinM of Combiflex joint detailing, we have successfully transformed the previously redundant and problematic basement areas into new, usable retail space.
Externally, approx. 650m2 of podium waterproofing around the existing pavement lights was installed to prevent the ingress of external groundwater prior to pavement reinstatement.
