PROJECT HIGHLIGHTS
‘Project Ziggy’ saw the redevelopment a former Victorian warehouse in Crinan Street, London close to King’s Cross and a stone’s throw from Heddon Road where David Bowie was photographed for the cover of his 1972 studio album ‘The Rise & Fall of Ziggy Stardust…’.

PROBLEM AND SOLUTION
A primary issue that had to be overcome as part of this substantial building re modelling project was the problem with high levels of water ingress from the adjacent Regent’s Canal.
With the building’s proximity to the adjacent canal, one of the structure’s main perimeter walls – comprising Victorian brickwork – was suffering significant water ingress in to the structure below the waterline of the canal.
The building had previously been occupied as offices with the basement area utilised as storage. The requirement of the refurbishment was to provide a combination of archive storage and high quality office space, compliant with Grade 3 of BS8102:2022 which stipulates a totally dry environment with NO water penetration from an external source permitted. It also requires both heating and ventilation to ensure there are no issues of condensation.
The client had stipulated an extended warranty period for the waterproofing solution culminating in a design based on a ‘built-up’ system comprising pre bagged Sika-1® waterproof structural render followed by a layer of Sikalastic®-1K which. This was then overlaid with Sika’s cavity drainage system with the design also incorporating the installation of 5 no. sump pumps created in the floor slab to manage any water ingress in the event of the waterproofing system being breached.
Prior to the application of the waterproofing measures, the existing walls & floors had to be grit blasted to provide a surface suitable for the application of the pre-bagged Sika®-1 system. Many areas of brickwork had to be strengthened by Gunite Waterproofing utilising Helifix’s ‘Helibeam’ products where masonry had lost its load-bearing capabilities.
OUTCOME
With approximately 750m2 of Sika®-1 waterproof render applied internally – along with approx. 1000 LinM of Combiflex joint detailing, we have successfully transformed the previously redundant and problematic basement areas into new, usable retail space.
