8-10 Grosvenor Gardens London
PROJECT HIGHLIGHTS
8-10 Grosvenor Gardens is a Grade Il listed seven- storey building in the London Borough of Westminster, a stone’s throw from Buckingham Palace Garden and within a 4-minute walk of Victoria Station.
The refurbishment of the building was completed in October 2023 transforming the building to provide 30,000 sq ft of high quality Grade A office space.
PROBLEM AND SOLUTION
The existing basement was unusable given its current water ingress problems with water ingress through existing walls and floors. As with most of these types of buildings, external excavation was neither practical commercially viable hence the most suitable solution was to prevent water ingress through the application of a structural waterproof render that was capable of withstanding high water pressures.
The requirement was for the basement to achieve Grade 3 BS8102 2022 – a habitable space where no water ingress or damp areas are acceptable.
With water ingress also through the construction daywork joints, Sika’s non biodegradable Hypalon overbanding system – Sikadur- Combiflex® – was utilised as the standard detail for all wall: floor junctions as well as wall:wall and wall:soffit junctions where differential movement can still take place.
Once the concrete surfaces were prepared to remove all existing surface contaminants and cement laitance, the Sika®-1 Pre-Bagged structural waterproofing system was applied to approximately 400m’ of walls and 600m’ of floors.
Sika®-1 blocks the capillaries and pores in the applied cementitious system to provide an effective water barrier against the transmission of liquid water and once applied, there is no ongoing maintenance required and no requirement for drainage equipment.
OUTCOME
The Cat A & Cat B fit out throughout – which involved multiple structural alterations – has provided high quality office and conference space. Importantly also, the project has used recycled steel and timber from the wider Grosvenor Estates sustainability monitoring system, SDB.
